Realtors help clients navigate the often stressful and emotional process of buying or selling a home. Oftentimes , after an accepted offer, clients are left at the mercy of attorneys. While attorneys guide professionally and dot the I's and cross the T's, the emotional quotient may be missing. As an investor, I buy and sell my homes as well. Thus, as a home buyer and home seller, I empathize with my clients experiences. I go through similar emotions and stress. The process could be sentimental, overwhelming and taxing.
While the property procurement process can be standard, the lenders, inspectors, attorneys, title companies and even the building departments can throw a curveball at you. As an eg: During my latest purchase last week, my go-to insurance broker was away. Between my lender and insurance broker, the closing was about to get postponed. I was constantly communication with them even at the closing table to get necessary approvals.
I applied for a conditional CO to facilitate closing. While required inspections were done and expectation was to just collect the CCO (a day before closing), I was told that the building dept had a new requirement, warranting a letter of escrow from our attorney in order to release the CCO. The requirement didn’t make sense, but any appeal fell on deaf ears. A 5 min job turned into 1.5 hours of constant phone calls and unnecessary anxiety. Yes, I got it done. But I so wished I had someone to support me like I stand with my buyers through out their home buying journey!
As a home seller, I go through variety of unusual buyer requests like buyers deviating from contract, or their mortgage falling through, or make decisions on inspection repairs or credits and so on - which can get frustrating too.
I am able to experience the pain of a home buyer and seller. Which translates into support and guidance throughout their home buying or selling journey.
